Can I refinance a property owned by my LLC?
Yes. DSCR-style investment property loans are built for business-purpose borrowing, and the borrower can be your LLC. Members usually sign a personal guarantee. Eligibility depends on the property, your credit and the program's guidelines.
Do I have to transfer title out of my LLC?
Generally no. This type of loan lends to the LLC, so you don't have to deed the property into your personal name and back again. A conventional investment loan, by contrast, usually requires an individual borrower.
Can I qualify on rental income instead of tax returns?
With a DSCR program, yes. The main test is whether the property's rent covers its monthly payment (principal, interest, taxes, insurance and any HOA). Personal tax returns and debt-to-income ratios usually aren't part of the decision, though credit, equity and reserves still matter.
Cash-out refi vs HELOC on a rental: which is better?
A cash-out refinance replaces your existing loan with a larger one, which makes sense if you can also improve the rate or structure. A HELOC sits behind your current loan and lets you draw as needed, which is useful when your first mortgage has a low rate. HELOCs on LLC-held rentals are less common. Daniel can price both for your property.
What documents do I need?
Typically the LLC's operating agreement, articles of organization and EIN letter, plus a certificate of good standing where your state requires one. You'll also need current leases or a rent roll, the mortgage statement, insurance and tax information, and an ID for each guarantor. The appraisal is ordered during the process.
What is DSCR and how is it calculated?
DSCR stands for debt service coverage ratio: monthly rent divided by the monthly payment including taxes, insurance and HOA. A DSCR of 1.00 means rent exactly covers the payment, and 1.25 means rent is 25% higher than the payment. Each program sets its own minimum — Daniel will confirm what fits your scenario.
How much cash can I take out of a rental?
Investor cash-out loans are capped as a percentage of appraised value, and that cap is usually lower than on a primary home. Your credit, DSCR, property type and the loan size all affect the limit. The calculator above estimates your loan-to-value. Limits vary by program — Daniel will confirm what fits your scenario.
Does filling out this form affect my credit?
No. The form doesn't pull credit. A credit report is pulled only if you decide to move forward with an application, and Daniel will tell you before that happens.
Can I refinance a short-term rental (Airbnb/VRBO)?
Some DSCR programs accept short-term rentals and qualify them on booking history or a market rent analysis instead of a long-term lease. Requirements are stricter than for long-term rentals and vary by program.
I just bought or rehabbed the property. How soon can I refinance?
Lenders set seasoning rules, a minimum time since purchase before a cash-out uses the new appraised value rather than your purchase price plus documented improvements. The timing depends on the program, so tell Daniel your purchase date and rehab costs.
Are there prepayment penalties?
Many DSCR loans include a prepayment penalty for the first few years, and shorter or no-penalty options usually carry different pricing. If you might sell or refinance again soon, raise it early so the structure fits your plan.
Can I refinance several rentals at once?
Often, yes. You can refinance them one at a time, and some lenders offer portfolio or blanket loans that cover several properties on one note. Which works better depends on how many properties you have, their values and your exit plans.
Which states do you serve?
Daniel Becerril (NMLS #2388968) is licensed in Georgia, Indiana, Louisiana, Mississippi, North Carolina, New Jersey, Nevada, Rhode Island, South Carolina and Vermont. Properties in other states can't be served right now.
Can I get a line of credit, not just a cash-out refinance, on an LLC-owned rental?
Equity lines on entity-held investment property exist but are offered by fewer lenders and have their own guidelines. When you send your scenario, Daniel will tell you whether a line, a cash-out refinance or a rate-and-term refinance is the better match for the property and your plans.
Do the members of my LLC have to sign?
Usually the authorized signer signs for the entity, and owners with a significant share are commonly asked to personally guarantee the loan. The exact requirement depends on the operating agreement and the program.
Can I use bank statements instead of rents to qualify?
Some investor programs allow bank-statement income documentation. Whether it helps depends on your deposits and the property, so Daniel will compare it with a rent-based approach for your file.
Will I need a full appraisal?
Most investor loans require some form of valuation. Depending on the program, loan size and property, that may be a full appraisal with a rent schedule or another valuation method. Daniel will tell you which applies before anything is ordered.
What if my LLC was formed recently?
A new entity is not automatically a problem. Lenders look at the entity documents, good standing and the guarantor's profile. Send the formation date with your scenario.
